Since 2020, the National Association of Realtors has required Realtors to add any new listings to their local multiple listing service sites within one day of the house going on the market. That rule spurred Terry real estate professor Darren Hayunga to study private or pocket listings. He found that pocket sales earned sellers a slight premium over houses that spent even just a week on the market. He told The Real Deal that the findings did not surprise him: “If this wasn’t good for the seller, no one’s holding a musket to their head, and so they don’t have to do it,” he said.

Hayunga’s study conflicts with conventional wisdom in real estate, which holds that maximum exposure is always necessary to secure the maximum sales price. As part of his study, Darren Hayunga analyzed more than 20 years of sales in the Dallas-Fort Worth area. He told RIS Media that pocket listings — homes sold without being listed on the multiple listing service — sell for more by avoiding negotiations. “For a standard home, buyers expect to negotiate the price down from the list price. Pocket sales immunize the seller against this standard,” Hayunga said.
